The asset comes with PBR metalness roughness textures. FBX & Max have normal & albedo assigned to the scene, Blender has only albedo.

Unpack the textures folder to the same folder where the files have so you will have folder named Textures next to the 3D files.

This asset is not designed for realtime usage due to the amount of high-quality assets and materials and 3D modeling programs not supporting LODs. The interior lights are not included with the asset for performance.
